If you're thinking about selling your home you'll find this page worth reading. You may think you've heard it all before, but not from me. There are no magic bullets here, especially in today's market. Just straight talk, and from the heart. Getting your home listed in the MLS by a REALTORŪ is the easy part. Finding a REALTORŪ who takes listing a property to a whole new level is the challenge. Believe me...it makes a difference.

It is possible to sell a home just by having it in the local MLS System, and simply wait for an offer. It gets some exposure, and Realtors and many home buyers can find it. These days that's not enough.

I personally believe the more time and effort you put into a listing, the faster it will sell. It has to be out there for everyone to see, and in as many ways as possible. Think of as playing the lottery only once hoping to win the jackpot. The more ways it can be found...the better your odds of selling it. Believe me, it makes a difference.

1) What you get when list I your property...

  • Personal attention. No "team members" or listing coodinators. Communications is clear and direct, and I'm there every step of the way. It makes a difference. From advice (and help) in preparing your home for sale, to coordinating any upgrades or repairs, to negotiating the purchase contracts, to the final settlement...and delivering you the check.

2) Some things to consider...

  • Be sure to research the market area comparables when pricing your property. Don't rely on the tax value, what you think it's worth, or what a neighbor tells you. Buyers these days are savvy. Pricing it too high will just waste valuable time. What matters most is an appraiser's opinion, which can kill a deal when a potential buyer presents an offer and secures financing with a lender. It's driven by the real estate market values in your area.
  • From experience - having property flyers available in front of a home for sale virtually eliminates sign calls, it can help a buyer form an opinion without knowing all the facts, it can actually be a marketing tool for the Realtor's other business, and it provides quick info for nosey neighbors. Anyone truly interested in a home will look into it further. Think about it.
  • An open house seldom sells a home, it can be a great resource of potential buyer leads for the agent, and it gives people (and nosey neighbors) access to your home that really have no interest in buying...or in some cases may have more interest in what you have in your home.
  • How often do you see a yard sign hanging sideways (or laying in the yard), an empty brochure display in the home, or a vacant listing looking like it's abandoned? I constantly visit my listings, I blow off driveways and sidewalks, I even clean toilets and vacuum. Whatever it takes. Now this is for vacant homes...no creative ideas please!
  • How often have you called the phone number on the sign and couldn't reach the agent? My phone number and website are the only ones listed on my signs. Sign calls never get answered by a front desk, or a coworker who has no information about the property. If someone has a question, or wants to see my listings, they can always reach me. And I usually answer the phone on the first try. Believe me...it makes a difference!
